A warehouse is not a factory

The walkthrough above covers a modern logistics facility — building exterior and dock elevation, entry gate, yard and vehicle circulation, landscaping and boundary, and the warehouse interior. It was produced for a project in Johannesburg, South Africa.

It is worth separating this from factory visualization, because the two get treated as one sector and are driven by entirely different things. A factory transforms material and is organised around a process: machines in sequence, material flowing between them, the building essentially a shed built around the line. A warehouse moves material and is organised around throughput. Its design is decided by clear height, dock door count, yard depth, turning circles, floor loading and racking configuration.

Which means the visualization has a different job. Nobody assessing a warehouse cares much what the facade looks like. They care whether a 15-metre trailer can reverse onto dock 12 without fouling the trailer parked at dock 11, and whether the clear height takes five pallet positions or four. A render that treats a logistics building as an attractive shed answers none of that, and the people who matter notice immediately.

Most of it is leased before it is finished

Modern warehousing is overwhelmingly built speculatively. A developer commits capital to a shell and then leases it, frequently before practical completion and often before the slab is poured. That creates a very specific communication problem.

The tenant is not a consumer making an emotional decision. It is an operations director with a requirement — so many pallet positions, so many docks, a certain yard depth for their fleet, a specific floor loading for their racking — assessing whether this building can run their operation. They are being asked to sign a multi-year lease against a set of drawings and a specification sheet.

Renders and a walkthrough are the leasing tool that closes that gap. The same assets then carry the funding case to lenders and investment committees, and answer the questions industrial planning applications actually turn on: traffic generation, HGV routing, hours of operation, noise, lighting spill and boundary treatment. One model, three audiences, all of them technical.

Who commissions warehouse visualization

Circulation is the design

In a logistics facility, vehicle movement is not a site-planning detail. It is the primary constraint, and it is where visualization repays its cost fastest.

Truck turning circles into each dock position. Apron depth in front of the doors, which determines whether a trailer can square up. Trailer parking and marshalling areas. Gatehouse position and enough queuing space that arriving vehicles do not back up onto the public road. Separation of HGV movement from staff and visitor traffic. Fire tender access to all elevations. Waste and recycling collection.

These are the issues that get an application refused or a lease declined, and they are considerably easier to assess in three dimensions with vehicles at real size than on a two-dimensional swept-path drawing. Animating the movement — a truck arriving, passing the gate, crossing the yard, reversing onto dock — is frequently the single most useful sequence in the whole video, because it answers the leasing question and the planning question simultaneously.

Clear height is the hardest thing to communicate

This is the most common and most costly mistake in warehouse rendering, and it is entirely avoidable.

An empty warehouse interior has no scale. A twelve-metre clear height and an eight-metre clear height look identical in a photograph of an empty shed, because there is nothing in frame to measure against. Yet empty interiors are exactly what most warehouse renders show, presumably because they look clean.

Volume only becomes legible through reference. Racking modelled at its real height with its real number of beam levels. A reach truck or forklift, which everyone in the sector can size by eye. Pallets, loaded and stacked. Personnel. Dock doors at known dimensions. Roof lights at their actual spacing. With those present, a viewer reads the height instantly. Without them, the most important specification in the building is invisible.

Racking layout deserves particular attention. Configuration is how an occupier reads capacity — a racked interior communicates more about a building in five seconds than a specification sheet does in a page. If you have the racking layout, include it. If you do not have it yet, a generic layout at realistic dimensions is still far better than an empty floor.

The details that make an industrial interior read as real

Lighting first. A modern warehouse is lit by a combination of roof lights and high-bay fittings, which produces a fairly even, slightly cool light with multiple soft shadows rather than one hard sun shadow. Daylight through roof lights falls in defined patches on the floor, and those patches move — a static even wash across the whole floor is the signature of a render done quickly.

Floors carry line markings, aisle demarcation, walkway hatching, dock approach markings, joint patterns and wear. Services are visible overhead: sprinkler runs, cable trays, ducting, smoke vents. Steelwork has bolted connections and haunches rather than smooth intersections. Cladding has real sheet joints and flashings. None of this is expensive to include and all of it is conspicuous by absence.

Exterior, yard and site

The outside of a logistics building is mostly hardstanding, and that is what should be rendered honestly. Dock elevation with levellers and shelters, canopy, the yard surface and its falls, line markings and trailer bays, gatehouse and barriers, fencing and security, sprinkler tanks and pump house, substation, staff parking, cycle provision, and enough landscaping to show the boundary and any planning-required screening.

Roof-mounted solar is increasingly part of these schemes and worth showing, since it features in both the sustainability case to investors and the operating-cost case to tenants.

What else comes from the same model

How the project runs

  1. Drawings and data. Architectural, structural and civil drawings, site plan, racking layout, material schedule. An NDA is signed before anything is transferred.
  2. Fixed quotation. One number, one delivery date. Not hourly.
  3. Grey-scale camera test. An untextured animation showing the route, including the circulation sequence. Approve it before rendering begins.
  4. Structure, cladding, racking, materials and lighting. Building modelled, yard resolved, roof lights and high-bay lighting set, markings and services added.
  5. First draft at reduced resolution with a watermark, for review.
  6. Unlimited revisions included as standard.
  7. Final delivery — 4K master plus every still, tour and sequence ordered, by download link.

Five to seven business days is typical, depending on scale and how much internal fit-out is shown.

What drives the price

Floor area and number of units. A single unit is straightforward; a multi-unit estate is a larger job with masterplan work on top.

Internal fit-out shown. Shell-and-core is cheapest. Racking, mezzanine, office block and welfare areas each add scope.

Animated vehicle movement. More expensive than static, and usually the most valuable part.

Yard and site scope. Full yard with trailer bays, gatehouse and circulation is effectively a second scene.

Runtime. Every second is thirty rendered frames.

Mistakes worth avoiding

Accepting an empty interior. Covered above, and the most damaging one. Without racking and scale references, clear height — your building's headline specification — cannot be read at all.

Skipping the circulation sequence to save money. It is the part that answers the tenant's real question and the planner's real objection. Cutting it saves the least useful money in the whole job.

Not sending the racking layout. If it exists, send it. If it does not exist yet, say so and we will use a realistic generic configuration rather than guessing silently.

Rendering the yard as clean tarmac. Line markings, trailer bays, dock approach markings and a little wear are what make a yard read as operational rather than newly laid.

Treating it as an architectural job. Have the operations or engineering side review the camera test, not only the marketing team. They will catch the things that matter.

How much does a warehouse 3D walkthrough cost?

Floor area, runtime, how much of the yard and circulation is covered, and whether racking and internal fit-out are included. Shell-and-core exterior plus a yard sequence is a modest job; a full facility with racking, mezzanine, office block and animated vehicle movement is larger. Send the drawings and you receive a fixed quotation with a delivery date. No hourly billing.

How long does it take?

Five to seven business days from approved drawings to final 4K master, depending on scale and fit-out. Still images are faster. The schedule is fixed at quotation stage and includes a camera test and unlimited revisions.

Why does clear height look wrong in most warehouse renders?
